Detailed Property Descriptions
Detailed Property Descriptions

Detailed information helps SELL the home, the neighborhood, and YOU as an agent. Combined with beautiful photography, words can help paint a picture that will drive more buyers into a home.

What can Detailed Property Descriptions do for you?
  • Entice buyers – If the property sounds appealing, you will capture buyer interest. Is the style modern or Tuscan? Are the floors hardwood or travertine? Tell – and sell.
  • Play up the strengths of the property – Photos can't capture all the benefits of a home; this is your chance to tell buyers why they should be interested.
  • Demonstrate your commitment to marketing – Taking the time to craft a compelling description will highlight your reputation for going the extra mile.

Enhancement Recommendations

Please remember that these are just recommendations based on the feed back I have received from REALTOR'S, Brokers, Office Managers, and Assistants I’ve worked with. Feel free to adjust your enhancements to fit your needs. Another great way to find out what works, is to play around on REALTOR.com in other parts of the country (maybe down in Livingston New Jersey, or all the way out in Beverly Hills) to see what catches your eye. Take advantage of what worked on you because the consumer really isn’t much different.

Edit Listing Photos

- We all know photos are the number one thing buyers are looking online, so always make sure to have as many photos of your listings as possible. Consumers can also sort listings by those with additional photos. This will ensure your listings to be among the top of those. Besides, your home seller will stop complaining about how buyers can’t see their newly remodeled kitchen.
- Title your photos, and use adjectives to attract the buyer’s eyes to really look at the additional photos.

Edit Text Description

- Make sure to let buyers know what is so special about the listing they are looking at. Because your REALTOR.com description shows the first line or two on the search results page, make sure to start each description with something that will catch their eyes. For example, "This is a slice of Heaven". I saw this when I was looking for my house, and I still remember how it made me want to see what this slice of Heaven was all about.

Edit Headline

- Try to always use a headline. It will make your listing look bigger and more prominent among its competition. This is good for letting buyers know what it special about this property or about you. I recommend that if you have special to say about the property, to put your name in the Headline so that you at least get some name branding… even if the Details Page is not view. For example, “Amit Cohen Showcases Homes on REALTOR.com”. If you have a property that was recently reduced put "Just reduced" this will attract a lot of attention to your listing.

Edit Open House

- Open Houses are always a great way to bring more exposure to not only the day and time of the open house you’re having, but also to the property and you, the listing agent. As I mentioned, these are just recommendations from what I see helping my other agents get better results. The more you use your membership, and make it a part of your business, the better results you’ll have. Now schedule up to 5 open houses per listing
